Red Flags When Hiring a Contractor

"Can you provide your insurance certificate and WSIB clearance before work starts?"
A reputable contractor produces both within 24 hours. Hesitation is a red flag.
"Will this be a fixed-price contract or time and materials?"
Time and materials contracts shift all cost risk to you. Understand what you are agreeing to.
"Who specifically will be on site doing the work?"
Some contractors win the bid and subcontract everything. Know whether you are hiring the crew or a middleman.
"What is your warranty policy and how do I reach you after the job is done?"
A contractor who is hard to reach before signing will be harder to reach after. Test response time before you commit.
"Will you pull all required permits for this project?"

"Can I speak with two or three recent clients?"
