Frequently Asked Questions

Everything you need to know about renovating your Burlington or Hamilton home with MTC.

Basement renovation costs in Burlington and Hamilton typically range from $25,000 to $120,000 depending on the scope of work. A basic finishing with drywall, flooring, and lighting starts around $25,000–$40,000. A full legal basement suite with a kitchen, bathroom, and separate entrance runs $60,000–$120,000. Factors that affect cost include square footage, ceiling height, existing plumbing and electrical, material selections, and permit requirements. We provide fixed-price quotes after a free in-home consultation so there are no surprises.

Most renovation projects take between 4 and 12 weeks from start to finish. A basic basement finishing typically takes 4–6 weeks. A bathroom remodel takes 2–4 weeks. A full kitchen renovation takes 4–8 weeks. A complete basement suite with kitchen and bathroom can take 8–12 weeks. Timeline depends on project scope, permit processing time, material lead times, and trade scheduling. We provide a detailed project schedule before work begins and communicate any changes proactively.

Yes, building permits are required for most significant renovations in Ontario. Permits are required for structural changes (removing or moving walls), electrical work (new circuits, panel upgrades), plumbing work (adding or relocating fixtures), HVAC modifications, basement finishing that creates habitable space, and legal basement suites. Cosmetic updates like painting, flooring replacement, and cabinet swaps typically do not require permits. Working without a required permit can create problems when you sell your home. MTC Renovations handles the full permit process on your behalf — we submit drawings, pull permits, and manage inspections.

Yes. MTC Renovations carries full commercial general liability insurance and WSIB (Workplace Safety and Insurance Board) coverage. All of our tradespeople — electricians, plumbers, and HVAC technicians — are licensed Red Seal or Ontario-certified professionals. We are happy to provide proof of insurance and WSIB clearance certificates upon request before any work begins. Hiring an uninsured or unlicensed contractor puts your home and finances at risk. With MTC, you are fully protected.

We understand that a major renovation is a significant investment. While we do not offer in-house financing directly, we are happy to discuss flexible payment structures during your consultation. Many of our clients use home equity lines of credit (HELOCs), renovation loans, or the Canada Greener Homes Loan program where applicable. We can provide all documentation required by your financial institution. Contact us to discuss your project and we will work with your budget to find a plan that makes sense.

Getting a quote is simple. Fill out our free quote form on this website, or call us directly at (647) 560-1095. After you reach out, one of our project managers will contact you within 24–48 hours to schedule a free in-home consultation. During the visit — which typically takes 30–60 minutes — we assess your space, discuss your goals, review your options, and take measurements. We then prepare a detailed, fixed-price written quote within a few business days. There is no obligation and no pressure.

Our process has five steps: (1) Free Consultation — we visit your home, assess the space, and discuss your vision and budget. (2) Design and Scope — we finalize the design, material selections, and detailed scope of work. (3) Fixed-Price Estimate — you receive a written quote with no hidden fees. Once approved, we handle permits. (4) Build — our licensed crew executes the project on schedule with daily updates and a dedicated project manager. (5) Final Walkthrough — we walk through the completed work with you, address any touch-ups, and hand over a clean, finished space. You only pay the final balance after you are satisfied.

Yes. Building legal basement suites (also called accessory dwelling units or second units) is one of our specialties. A legal suite in Ontario must meet the Ontario Building Code requirements for fire separation (typically a fire-rated ceiling and walls), a proper means of egress (egress window or separate exterior door), a full bathroom, a kitchen, and separate metering where required. We manage the entire process — permit drawings, permit application, inspections, and build — so your suite is fully legal and insurable. A legal suite can significantly increase your home's value and rental income.

We stand behind every project we build. MTC Renovations provides a workmanship warranty on all completed projects. If any defect related to our work or installation is identified after completion, we return to correct it at no charge. Material warranties are passed through from manufacturers (flooring, cabinets, fixtures, etc.) and we help you register those on your behalf where applicable. We have been building in Hamilton and Burlington for years — our reputation depends on standing behind our work, and we take that seriously.

Yes, we handle the full permit process from start to finish. This includes preparing or commissioning permit drawings, submitting the application to the municipality (City of Burlington, City of Hamilton, Town of Oakville, etc.), paying permit fees (which are included in your quote), coordinating all required inspections during construction, and obtaining the final sign-off. You do not need to navigate city hall or deal with inspectors — we manage all of it. This is included in our standard service for all projects that require permits.

Three things set us apart: Fixed pricing — our written quotes do not change unless you change the scope. What we quote is what you pay. Licensed trades — every electrician, plumber, and specialist on your project is licensed and insured. No unlicensed labour, ever. On-time delivery — we schedule projects carefully, staff them properly, and communicate proactively if anything shifts. We also have 50+ five-star Google reviews from Burlington and Hamilton homeowners who can tell you firsthand. We are a local team, not a franchise. You deal directly with us from first call to final walkthrough.
